OSHI Services

Septic & Sewer Inspections

A property is only as reliable as its waste management system, making a below-ground evaluation a critical step for homes in the Hudson Valley. Whether a property utilizes a municipal sewer or a private septic system, understanding the health of these components is essential. Because regulations and geological conditions for septic systems vary significantly by county and specific geographic location, OSHI can coordinate specialized digital camera "scoping" for sewer mains to identify root intrusions or blockages, as well as septic dye and flow testing to ensure private systems are processing waste correctly. By including these assessments in your comprehensive inspection, you gain the technical data needed for informed contract negotiations and the confidence that your home’s infrastructure is fully operational.

During the physical walkthrough of a home, visible indicators of concern such as damaged floor tiles that may contain asbestos or wood surfaces showing signs of pest activity are identified. However, certain environmental threats like high radon levels or failing septic components cannot be detected by visual observation alone. OnSight Home Inspections, LLC can coordinate specialized testing and auxiliary inspections to provide clarity on these hidden conditions. Integrating these targeted services into your inspection process provides the technical documentation often required by lenders, the factual leverage needed for informed contract negotiations and peace of mind.

Radon Testing

Orange, Putnam, Rockland and some parts of Westchester Counties are within the the radon belt known as the Reading Prong, which extends from Pennsylvania through the lower Hudson Valley to Connecticut. In the US, radon is the 2nd leading cause of death from lung cancer after smoking. Since levels can vary house to house, home specific testing is recommended. Radon testing has become a more common request as awareness of its significance has grown.

Mold Inspections & Testing

Understanding the internal environment of a home is just as important as evaluating its structural integrity. When potential moisture issues or organic growth are a concern, OSHI can coordinate professional mold assessments to provide clarity. Depending on the specific needs of the property, we can facilitate a limited scope investigation—ideal for targeting a specific area where growth is visible—or a comprehensive whole-house inspection to evaluate overall air quality and identify hidden moisture sources.

By integrating these specialized evaluations into your comprehensive inspection, you gain a data-driven understanding of the home's condition. This proactive approach ensures that your new environment is healthy and well-maintained.

Asbestos Testing

For homes built between the late 1800s and the late 1970s, identifying managed materials like asbestos is a vital part of pre-purchase evaluation. While non-friable items like floor tiles and exterior shingles are generally low-risk when undisturbed, they require professional handling during any remodel.

Beyond best practices, NY State Industrial Code Rule 56 mandates a certified asbestos survey be performed before any renovation or demolition begins, regardless of the building's age. To keep your project on schedule and legally compliant, OSHI can coordinate a professional assessment as part of your comprehensive home inspection. This proactive step allows you to secure accurate contractor bids and the data needed to discuss potential contract negotiations with your Realtor.

Pest & Termite Inspection

Protecting a home’s structural integrity requires identifying invisible threats like subterranean termites and carpenter ants, and flying pests like carpenter bees which can cause significant damage if ignored. While a standard OSHI inspection identifies initial evidence of activity, we coordinate specialized evaluations by licensed technicians to pinpoint active infestations, previous treatments, or conducive conditions.

Well & Water Testing

Ensuring a safe water supply is a priority, especially for Hudson Valley properties relying on private wells. OSHI coordinates tiered water quality screenings for both municipal systems and private wells, tailored to the specific needs of the property. For private wells, these evaluations range from basic potability scans to extensive chemical and mineral profiles that assess both water quality and equipment condition.

Given that geological factors vary across the Lower Hudson Valley, this data is essential for understanding water’s current quality and the operational condition of the well equipment. Integrating these tests provides the technical facts necessary to confirm that your water supply is safe and dependable.

Safety is the 5th Point included in a Standard Report.

A Standard OSHI Home Inspection Report includes a 5-Point Inspection + all other scopes outlined in the New York State Standards of Practice + additional useful observations.

Safety is an essential 5th point of a 4-Point inspection in an OSHI Inspection Report. Common safety findings address the scopes not covered in the previous sections. Safety conditions might include the absence of smoke and CO detectors, trip hazards on both the interior and exterior, fire safety and lack of egress.
