4 Scopes of an OSHI Inspections

A house is the sum of its parts, and its current health depends on several intersecting factors. We evaluate your property through these five frameworks:

  • Maintenance History: Rather than relying on verbal accounts or seller disclosures, we focus on the physical evidence discovered during the walkthrough. We look for tangible signs of consistent stewardship—or neglect—to determine if systems are likely to reach their full lifespan or if deferred maintenance has begun to manifest as secondary damage to adjacent materials.

  • Age and Region: Every era has its own construction characteristics. We evaluate the home based on its original construction date (and of any additions) and by considering the specific building practices of the Lower Hudson Valley in response to its Glacial-Tectonic and Metamorphic-Sedimentary geology, steep slopes, marshes, humid continental climate, and energy sources and codes.

  • Materials and Structure: We perform a non-invasive evaluation of the home’s visible "bones" and structural elements. By examining all accessible components for signs of age, stress, modification or moisture impact, we provide an informed professional opinion on whether the structure remains solid or has been compromised over time.

  • The Building Envelope: This is your home's armor. We inspect the roof, siding, and windows for a weather-tight seal. Any breach here is usually the starting point for expensive problems like rot or mold.

  • Mechanical Systems: We test the "vital organs"—the plumbing, the electrical panel and wiring, and the HVAC systems that control your comfort and safety.

By looking at how these pieces fit together, we provide you with a clear picture of the home’s condition today, and what you might expect tomorrow.
