Your Realtor likely recommended a home inspection as a critical step in your due diligence. The primary purpose of this evaluation is to identify specific conditions that may impact your decision as a buyer. An OSHI inspection report clarifies these findings, providing you with potential negotiating points, identifying safety concerns, and establishing a baseline scope for necessary repairs or replacements.

No home is perfect, but you need to know exactly what is required to protect your investment. Whether it is an outdated HVAC system, uninsurable electrical components like aluminum wiring or fused boxes, or the remaining lifespan of the roof and exterior envelope, we provide the answers you need before the purchase contract is finalized.

Why an OSHI Home Inspection?

Now that you have decided to buy the home or you have an accepted offer, and before the purchase contract is finalized, is the time to perform a Home Inspection. You need a clear, well documented overview of the findings that is simultaneously general and detailed so you can decide how best to proceed with the purchase of your new home.

The OSHI Home Inspection Report

The Inspection Report provides you with both the summaries and the details of the findings and furnishes you with the information you need to understand the current condition of the home. The findings should be discussed with your Realtor to identify potential negotiating points with the seller. The report can function as your guide to budgeting, repairs and replacements. Before the inspection begins we ask you if there are any specific concerns you might have or if you have some initial questions.

The Inspection Report is a snapshot of the condition of the home on the day of the inspection and describes the condition of materials, systems and mechanicals. The Report does not address cosmetics or aesthetics. In order to expedite and ease your review of the Report, there is a glossary at the end with terms that are not in common use outside of the industry.

The OSHI Inspection Report uses Ratings which serve as a shorthand summary of each item and allow you to skim over the Report and quickly see which issues are more critical. OSHI uses the following Ratings: Satisfactory, Monitor, Marginal, Not Present, Repair and Safety Hazard These reflect the condition of the item. The detail that follows each Rating (unless the item is Satisfactory) provides useful information for the future owner such as Model #’s, Serial #’s, brands and material types and are clues for us to determine age, identify safety concerns and establish the condition of the system or mateiral.

Shortly after the Inspection Report is issued, we schedule a follow-up conversation with you to review the findings. This allows us to address any questions or comments you might have.
